Some roofing problems need attention sooner rather than later. Improper Flashing – As previously mentioned an improperly flashed roof will certainly lead to leaks. Flashings that are undersized, improperly installed, or no flashing at all. These flashings are typically at roof to wall intersections, fascia and roof junctions and roof penetrations. If your roof has flashing problems, it’s important to get a licensed roofing contractor to make repairs as soon as possible.
Improper Ventilation – Ventilation is needed in any climate for overall temperature control throughout your home, specifically in the attic. Older homes may not have the proper ventilation needed to maintain temperature control for both the attic and the roof.
Vermin Damage – Squirrels are notorious for chewing on plumbing vent lead boots. This can cause water intrusion to leak between the lead boot and vent stack. If you live in a neighborhood with numerous trees, you should have your vent stacks protected. You can purchase lead boot protectors, or have them mad out of wire mesh. Also, voids in soffit areas can allow critters like mice, raccoons and opossums access to your attic space where they can cause major damage.
Mildew – A roof provides the perfect atmosphere for moss and mildew to thrive, especially if there’s a shady tree blocking the sunlight. While it may not seem like a problem at first, it can cause debris and increase how much water the roof can hold, as well as shortening the lifespan of your shingles. One of the biggest mistakes homeowners make when it comes to removing mildew and moss on a roof is pressure washing. This can damage your roof further. There are roof cleaning solutions found at local hardware stores that can help reduce moss and keep your shingles intact with low pressure.
Exposed Nails – Exposed nails are very common and I find them on most of the roof inspections performed. These nails are often accidentally placed when the shingles are installed. As shingles age and become brittle, water can leak around the nail penetrations, causing leaks. Exposed nails need to be sealed with roofing cement as part of a preventive maintenance plan. In the event of raised nails, it’s best to remove the nail and seal the hole with roofing cement, or an exterior rated silicone sealant.
Poorly Sealed Shingles – On many home inspections through-out Brevard County, I will often come across starter courses that are improperly installed leaving the 1st course of shingles susceptible to wind damage. Also, the roof valleys are often not sealed correctly, or at all. Both of these conditions leave your roof more susceptible to wind damage during tropical storms.
As much as we hope our roof shingles last forever, weathering will eventually have their effect on your roof. The climate you live in and the slope of your roof has a lot to do with how quickly your shingles will weather. Wetter and sunnier climates can expect their shingles to deteriorate at a faster rate. On average, in Florida you can expect asphalt shingles to last between 15 to 20 years.
